Q. I need some office space.  What, exactly, are these "executive offices" you have available?

A. Our executive offices are fully furnished, ready to move in and use.  They are ideal for someone who wants an instant office ID.  We offer full services, including full time switchboard, mail delivery, etc.  Our support center has new digital fax and copy machines, secretarial services and a full line of computer services, including web site development.  Conference rooms are also available for tenant use.  We will answer the phone in your company name, if you wish.

If you do not need a physical office, you can become an "identity" tenant in our suites.  This, less expensive program, gives your company the office identity you need for phone and mail.

Q. I hear investors talk about "CAP" rate.   What is it?

A. "CAP" stands for Capitalization Rate.   It is the ratio between the price of the income producing property and the Net Operating Income or NOI.  NOI is the income produced by an investment property, after allowance for vacancies and all operating expenses are taken out, but before mortgage payments are made.  This ratio is important, especially to lenders, who use NOI and CAP rate to determine how much money they can safely loan on a property.
